Job Title: HVAC Technician
Reports to: Director of Maintenance/Property Management
Department: Fee for Service

General Purpose:
The primary objective of this position is to perform all troubleshooting, inspections, service, repairs, installation, and preventative maintenance work on heating, cooling, and refrigeration systems and units on all SMHA properties. This position works under the general supervision of the Director of Maintenance/Property Management.
Essential Duties and Responsibilities.
- Troubleshoot, inspect, install, service, and repair heating, cooling, and refrigeration systems and units within SMHA properties.
- Perform and document preventative maintenance work on all heating, cooling, and refrigeration systems within SMHA properties.
- Performs skilled and specialized repair work to heating, cooling, and refrigeration units and systems including but not limited to adjusting, calibrating, soldering, repairing, and replacing mechanical and electrical components, controls, and other parts.
- Repairs and replaces compressors and Freon lines.
- Repairs or replaces ductwork, exhaust fans, piping, ventilation, etc.
- Repairs or replaces appliances such as refrigerators, stoves, etc. as needed.
- Operates and maintains various tools and instruments commonly related to HVAC work.
- Operates an agency vehicle to transport work materials, tools, and equipment to and from the job site
- Completes work orders and responds to callouts as required.
- Determines the appropriate methods and procedures to complete the work per standard trade practices and applicable building codes.
- Secures adequate parts, tools, and equipment to complete work assignments.
- Completes work orders, time sheets, and other work records.
- Performs other duties as assigned.
Education/Certification/Experience
- High School Diploma or Equivalent,
- Associate degree, or two (2) years of post-high school technical training (Preferred)
- HVAC Certification (Required)
- EPA Type I Certification (Required)
- Valid Ohio Driver’s License (Required)
- 3+years of verifiable HVAC experience
Qualifications/Skills
- Comprehensive knowledge of applying common principles, methods, procedures, trade practices, and techniques to troubleshoot, inspect, install, service, and repair heating, cooling, and refrigeration units.
- Structure and plan the sequence of tasks necessary to complete job assignments; ability to identify and evaluate repair needs and solve work-related problems.
- Skill and experience with various tools, instruments, and equipment necessary to complete HVAC work
- Knowledge of heating, cooling, and refrigeration systems, components, and parts, including related electrical
- Knowledge of applicable building codes
- Communicate effectively
- Follow written and oral instructions

Physical Requirements:
The position will require sitting, standing, walking, kneeling, laying, and climbing to perform all job duties. Frequently lift/transport up to 35 pounds. Performing work above your head.
Working Conditions:
This position involves exposure to a variety of conditions including, but not limited to extremes in temperature, low and high, exposure to dust, low lighting areas, and mechanical and electrical hazards. Proper Protective Equipment (PPE) must be worn. Working outdoors and indoors. Working in tight spaces with minimum room to move about.
